Be Prepared!
Everything can go along just fine in a transaction, but remember that a transaction is never closed until it gets recorded at the county. Everyone can sign early, lenders can be standing by with the money, all addendums and contracts can be complete, everyone can be in agreement on the closing date, and then the unexpected can happen.
Good ol' Mother Nature stepped in with a wind storm to remind us that we aren't really in control of anything. All of our ducks were in a row for a closing until the recording office let us know that without electricity, they couldn't process and record our transaction. The wind storm had knocked out power in the recording office, and we all know that if it can't record, then we can't close, the Buyer can't move in, the Seller can't get their proceeds, and we can't all write it off as a perfect transaction.
So, be prepared for the unexpected.
